The master plan for this greenfield site in industrial East Tamaki had to be flexible to accommodate future bulk and location opportunities while maintaining the gross floor area and associated car parks to ensure financial viability.
The solution is oriented around a centralised driveway linking the two public roads. It provides plots of varying sizes to appeal to a range of potential tenants
Parking areas are located on either side of the driveway with the industrial plots carefully positioned for visitors’ viewing clarity. Yard areas have been located away from the central landscaped road and parking areas as much as possible.
