The design challenge was to create the last office/ warehouse facility for the wider Eastfield Green estate (all of which was WMZA designed) as a landmark building on this road front site – but do so in a practical and cost-effective manner. The result is a 2,000 sqm warehouse anchored by a 300 sqm office building – the latter taking centre stage of the road frontage and alongside the main driveway. The office is a simple two-level structure sheathed in a perforated steel veil that both screens the building from low western light and helps lift the office façade from the ordinary. The office completely separates the parking area – which is firmly connected to the wider estate – from the utilitarian service yard that is accessed exclusively from Kerwyn Drive. The building was designed to achieve a 4 Greenstar Design and As-Built rating (similar to all other buildings on the estate).
